Brownfield’s 2 Phase Remodel & Addition

A local and tourist favorite since 1956, Brownfield’s is a staple among the Estes Park community. Since purchasing the building in 1961, the merchandise has gone through many changes, although it’s always had a focus towards the outdoors. From being oriented toward saddles and western wear, to leatherwork, and now geared toward an outdoor lifestyle. Brownfield’s has evolved with the times to continually serve its community.

In 2021, Brownfield’s decided to use the next two off-seasons to remodel and add to their building. The remodel was two separate phases. In phase one, the remodel and addition included a new breakroom, two offices, a covered car port or unloading area, new stairs to the onsite apartment and a large deck with a water proof membrane system so that water would run off extending the covered area in front of the offices. Also, changes were made to the layout to increase efficiency, storage, and prepare for the future addition to the main store floor.

Phase two of the project was an addition and remodel of the main store. The remodel consisted of lowering part of the existing floor that was a part of a 1909 house at the core of the store to make an ADA compliant space on all one level. In order to remove this final piece of the original structure the contractor had to prop up the roof until the remaining floor, crawl space and foundation could be removed and replaced with a new concrete slab at the same level. Other ADA compliant changes including two new ADA restrooms and a new ADA compliant changing room being installed. The addition of phase two was located to the west of the main store floor so that the store was against the wall to Poppy’s and an extension of the Phase one addition to enclose the courtyard into new storage. All the changes increased square footage and therefore the storage for Brownfield’s, allowing them to continue serving the Estes Park community for years to come.
